13.9 Million Homes Will Change Hands This Decade: What the Senior Seller Wave Means for Your Pipeline

If you have been wondering where your next wave of listing opportunities will come from, a new Realtor.com analysis published today offers a concrete answer. Over the next 10 years, aging baby boomer and Silent Generation homeowners are projected to release roughly 13.9 million homes, according to the study. That is a 34 percent increase over the roughly 8 million homes older households released in the prior decade.

The numbers are large, but the details matter more for your business. Nearly 71 percent of those homes, about 9.9 million, will be family sized properties with three to four bedrooms, according to Realtor.com. Another 3.6 million will be large homes with five or more bedrooms. Only about 380,000 will be starter homes with two bedrooms or fewer. If your market skews toward move up buyers or families looking for more space, this wave is pointed directly at you.

The pace is also worth noting. Realtor.com projects the annual rate of homes released by older owners will rise from about 1.27 million in 2027 to roughly 1.52 million by 2036. That means the flow is not arriving all at once. It is building, and the agents who start positioning now will have relationships in place before the volume peaks.

Where the Opportunity Lives

"The scale of this transition is unlike anything we have seen in the past decade, and it is accelerating every year," Jiayi Xu, senior economist at Realtor.com, said in a statement accompanying the analysis. "The question for buyers and sellers is not whether more homes are coming, but which homes, where, and how many buyers will be there to meet them."

That last point deserves your attention. Not every market will feel this shift equally. In areas where boomer homeownership is concentrated, listing inventory could increase meaningfully within the next three to five years. In markets where the population skews younger or where institutional investors have already absorbed much of the housing stock, the impact may be more muted.

So what does this mean practically for how you spend your time this quarter?

First, it means the senior seller niche is not speculative anymore. The demographic math is locked in. Agents who build expertise in downsizing consultations, estate sale coordination, and the emotional complexity of selling a family home will have a durable advantage as this transition accelerates.

Second, it means your referral network should include the professionals who are already in the room with these homeowners: elder law attorneys, financial planners, estate planners, and home health care providers. These are not cold leads. They are warm introductions to families already having the conversation about what comes next.

The Buyer Side of the Equation

Third, consider the buyer side of this equation. If 9.9 million three to four bedroom homes hit the market over the next decade, according to Realtor.com's projections, move up buyers will have options they have not had in years. That is a story you can tell right now to clients who are sitting on the fence because they assume inventory will stay tight forever. Realtor.com's September 2026 data already shows active listings up 5.4 percent year over year to roughly 1,162,000 nationally, the narrowest gap to pre pandemic levels yet.

None of this changes the fact that today's market is difficult. Freddie Mac reported the 30 year fixed rate mortgage at 7.28 percent for the week ending October 1, 2026, according to Realtor.com's analysis of PMMS data. September payrolls came in at just 29,000, well below the 84,000 consensus, according to the Bureau of Labor Statistics. Pending home sales fell 4.1 percent year over year in September, per Realtor.com. The near term remains slow.

But agents who plan only for the near term will be scrambling when the senior seller wave arrives in force. The ones who plant the seeds now, by becoming the trusted advisor for aging homeowners and their families, will harvest those listings for the better part of the next decade.
